Direct Booking / Accommodation Terms
Version TH-DIRECT-2026-09-28.1. These terms concern direct accommodation arrangements with Travel Haven EOOD, EIK 207660897, contact tomov.d@yahoo.com · +359 893 520 135. The Legal Notice contains the property registrations and outstanding company-address information. These terms do not replace the conditions of a booking concluded through Booking.com.
1. Enquiry, offer and confirmation
A website visit, date search or enquiry does not reserve an apartment or create an obligation to pay. A direct offer must identify the legal provider, apartment, registration, dates, guest composition and permitted capacity; include the complete price and conditions below; and state its expiry and how acceptance forms a booking. Do not treat silence as acceptance. Keep the accepted offer and the host's written confirmation. These terms alone, with unresolved items, are not a complete booking offer.
Before accepting, receive the terms and individual cancellation conditions by email or another durable format you can retain. The confirmation must identify the accepted version and reproduce or attach those conditions; a changeable webpage link alone is insufficient. Later website changes do not change your existing booking. Amendments need agreement and a revised written confirmation.
2. Apartments, guests and arrival
- Astralis Penthouse: СЛ-0К5-8П0-А0; up to six guests, two bedrooms and a living-room sofa bed. Check-in 15:00–23:30; check-out 08:00–11:00. A duplex with stairs; lift access does not mean all areas are step-free. Nearby public parking is not a reserved private space.
- Golden Nest: СЛ-0ЗХ-8П0-А0; up to six guests on this website pending clarification of the previously advertised seventh place. Three bedrooms; check-in 15:00–23:30, check-out by 11:00. Stairs to upper floors. Public parking cannot be reserved.
- Aquamarine Garden Beach: СН-20Б-8П0-А0; six fixed sleeping places in three bedrooms over two levels. Check-in 15:00–23:00; check-out 08:00–11:00. A dedicated parking space is advertised; confirm suitability and access for your vehicle before booking.
Tell the host your arrival time. The person booking must have legal capacity; confirm the applicable lead-guest age in the offer (Astralis currently specifies 18+). Children stay with an adult responsible for them. Do not assume an extra bed, cot or child increases permitted occupancy. Discuss mobility, stairs, lifts and other specific access needs before committing.
3. Total price and optional extras
All direct quotes must state the full amount in euros for the entire agreed stay, including applicable taxes and every unavoidable cleaning, service or other charge. They must expressly state whether tourist tax is included or give its exact additional amount/calculation before acceptance. No compulsory fee may appear only after you commit. Optional extras require express agreement; no preselected extras.
Request a current quote for your dates. Aquamarine currently advertises a cot for ages 0–3 at €10 per child per night on request and subject to availability. Mountain-apartment cots for ages 0–3 are advertised as free on request. Pets require prior approval; any supplement must be specified in the offer before acceptance. Confirm the final tax-inclusive cot/pet amount and any mandatory charges in that offer. Event-date accommodation is quoted separately; event tickets and transport are never included.
4. Payments and deposits
The written offer must state the accepted payment method, verified payee, due dates, any advance payment and balance, and whether there is a damage deposit. If a deposit applies, its amount, collection, release deadline and fair evidence-based deduction process must be disclosed before agreement. No damage-deposit amount is established by this page. Astralis has advertised bank transfer before arrival; the exact schedule must be in the accepted offer. Do not send money to an unverified payee or card details by email. This website does not collect card details or offer a direct checkout. No unlawful card surcharge may be imposed.
5. Cancellation, changes, no-shows and refunds
The offer must state the cancellation deadlines, relevant time zone, charges or refunds for each deadline, no-show treatment, amendment procedure, refund method and timing. No blanket non-refundable policy is created here. Conditions must be transparent and proportionate and remain subject to mandatory consumer law. Request a change or cancellation using the contact above and keep the correspondence. If booked through Booking.com, use the platform's applicable process and agreed rate conditions.
No statutory 14-day cooling-off right for a dated stay: accommodation other than residential accommodation booked for a specific date or period is excluded from the normal distance-contract withdrawal right (Article 16(l), Directive 2011/83/EU; Article 57(12), Bulgarian Consumer Protection Act). This does not remove cancellation rights agreed for your booking or remedies for a failure to provide the contracted stay.
If the host cannot provide the agreed property, contact and available remedies must be explained promptly. A substitute or voucher requires your agreement; this page does not permit unilateral substitution, price increases or withholding amounts that must lawfully be refunded. Extraordinary events must be assessed on their actual effect on performance and applicable law, without a blanket exclusion of liability or consumer rights.
6. House rules and facilities
The advertised rules prohibit smoking and parties. Respect neighbours, the property and agreed occupancy. Use fireplaces only in accordance with the host's safety instructions; confirm fuel and any related charge before agreement. Liability for actual damage must be assessed fairly with evidence, allowing the guest to respond and distinguishing ordinary wear from damage; no automatic arbitrary penalty is created.
Golden Nest's Grand Monastery pool, spa and gym are shared complex facilities, operate seasonally and can carry separate charges. They are not guaranteed by the accommodation booking unless specifically confirmed. Astralis does not include pool/spa access. Aquamarine's pool is shared and seasonal; May opening is not guaranteed. The host does not control third-party opening schedules. Public parking availability and weather/ski operations cannot be guaranteed. Material facilities that are essential to your stay should be confirmed in writing.
7. Guest registration
The legally responsible hotelier must collect only the information required for lawful guest registration and ESTI reporting. Please cooperate with that requirement. Do not email ID copies for convenience. Any genuinely necessary remote document check requires an explained secure process and deletion arrangements. See Privacy.
8. Complaints and alternative dispute resolution
Send a complaint to tomov.d@yahoo.com · +359 893 520 135, stating the apartment, dates, booking reference if available, problem and requested remedy. Avoid unnecessary sensitive documents. Report a problem during the stay where practicable so it can be addressed; failure to do so does not automatically waive statutory rights. Keep the response and relevant evidence.
If unresolved, you may contact KZP at 1 Vrabcha Street, floors 3–5, Sofia 1000, Bulgaria, and consult its general conciliation commissions for the appropriate territorial body. Conciliation is an out-of-court process; the site's reference to it is not a claim that Travel Haven has committed to participate in every case. Where required after an unresolved direct complaint, the trader must give the relevant ADR information and state whether it will participate, on paper or another durable medium. Court remedies remain available.
9. Applicable law and languages
Bulgarian law governs direct accommodation arrangements, subject to mandatory rights and jurisdiction rules that apply to the consumer. Nothing here requires exclusive arbitration or removes rights that cannot lawfully be excluded. The English, Bulgarian, French, German, Romanian and Turkish versions are intended to convey the same terms; none purports to override mandatory protection through a language-priority clause.
